JOB DESCRIPTION SUMMARY

The Director of Safety serves as the senior operational leader responsible for developing and driving the strategic vision, culture, and execution of safety programs across the Greystar Management Services business. Reporting to the Managing Director of Maintenance, Facilities, and Engineering, the Director provides enterprise‑level leadership, champions a culture of safety, and ensures operational alignment with corporate and regulatory standards.

This role partners with Risk Management, Global Safety & Security, Operations, Maintenance, and other Greystar business units to ensure that every site team member is equipped with the tools, processes, training, and support necessary to work safely and effectively each day.

JOB DESCRIPTION

KEY RESPONSIBILITIES:

Strategic Leadership & Culture Development

  • Lead the creation, development, and reinforcement of a safetyfirst culture throughout the Greystar Management Services business.
  • Integrate safety into organizational strategies, business decisions, and operational priorities.
  • Influence leaders at all levels to embed safety practices into daily operations and longterm planning.

Program Development & Governance

  • Design and oversee objectivebased safety programs, practices, audits, and field processes to ensure consistent adherence to safety protocols.
  • Establish safety governance frameworks, policies, and procedures that support compliance and operational excellence.
  • Partner with crossfunctional leaders to ensure alignment and consistency across business units.

Performance Measurement & Reporting

  • Define and manage key safety KPIs to drive accountability, awareness, and results.
  • Develop dashboards, reporting structures, and communication channels to promote transparency and continuous improvement.
  • Analyze incident and insurance claim data to identify root causes and implement corrective actions.

Training & Capability Building

  • Develop, refine, and oversee the enterprise safety training strategy for all new and existing team members, including:
  • Policy development and maintenance
  • Onboarding and continuing education programs
  • Field and office safety protocols
  • Ensure training content aligns with regulatory requirements, operational needs, and industry best practices.

Risk Mitigation & Compliance

  • Lead investigations and evaluations of site accidents, incidents, and near-misses, implementing systemic improvements to mitigate risk.
  • Ensure compliance with OSHA and other regulatory agencies, maintaining accurate records and documentation.
  • Serve as a subject-matter expert to support leaders with sitespecific or projectbased safety needs.

Vendor & Partner Management

  • Establish standards, evaluation processes, and qualification criteria for vendors and contractors performing work across Greystar Management Services.
  • Ensure thirdparty partners adhere to company safety expectations and regulatory requirements.

Enterprise Collaboration & Advisory

  • Provide strategic guidance on safety matters to field leaders, operations executives, and maintenance teams.
  • Collaborate with the national maintenance team to develop safety standards for both field and office environments.
  • Author and disseminate safety guidance, communications, and bestpractice recommendations.

BASIC KNOWLEDGE & QUALIFICATIONS:

  • Bachelor’s degree in Occupational Safety, Environmental Health, Engineering, Risk Management, or related field required.
  • 10+ years of progressive experience in safety leadership, environmental health & safety (EHS), or risk management roles.
  • 5+ years of experience in multi‑site leadership;  director‑level role preferred.
  • Experience supporting field operations, maintenance, or property management environments strongly preferred.
  • Deep understanding of OSHA regulations, environmental health & safety standards, and federal/state compliance requirements.
  • Strong knowledge of incident investigations, risk assessments, and hazard mitigation strategies.
  • Ability to develop and implement safety programs for both field and office environments.
  • Proven ability to influence leaders at all levels and drive change across a dispersed workforce.
  • Strong business acumen with the ability to articulate the operational and financial impact of safety initiatives.
  • Experience developing KPIs, dashboards, and performance reporting.
  • Exceptional communication and presentation skills, with the ability to simplify complex concepts for diverse audiences.
  • Strong relationship‑building skills with the ability to collaborate across departments and business units.
  • Demonstrated capability in managing large‑scale safety initiatives, audits, and training programs.
  • Strong organizational and analytical skills with the ability to manage multiple priorities.
  • Skilled in root‑cause analysis, incident reviews, and development of corrective action plans.
  • Ability to identify operational gaps, propose solutions, and drive continuous improvement.

TRAVEL / PHYSICAL DEMANDS:

  • Team members work in an office or remote work environment. No special physical demands are required.
  • Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all  responsibilities of this position.

The salary range for this position is $132,000- $165,000.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
