JOB DESCRIPTION SUMMARY

The Sales & Lifestyle Consultant is responsible for achieving the community’s occupancy, revenue, and resident retention goals through a combination of sales, marketing, leasing, and lifestyle programming. This hybrid role executes the full sales cycle—from prospecting, touring, and move-ins to renewals—while also creating, coordinating, and implementing engaging social, wellness, and cultural activities that enhance the resident experience. By blending strong relationship-building skills with creative event planning, the Sales & Lifestyle Consultant plays a key role in both attracting new residents and ensuring long-term satisfaction for current residents.

JOB DESCRIPTION

Sales & Leasing: 
•    Perform all sales activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting property tours, and showcasing apartment homes.
•    Manage the leasing process: process applications, conduct screenings, prepare leases and move-in packages, and coordinate smooth move-ins.
•    Maintain up-to-date prospect data in CRM systems (Entrata, Hyly), track leasing activities, and document all follow-up communications.
•    Monitor market conditions and competitor offerings; assist in developing marketing strategies, specials, and outreach programs.
•    Execute prospect follow-up through calls, emails, thank-you notes, and creative delivery items to convert leads to leases.
•    Ensure show units, amenities, and tour paths meet company standards for cleanliness, presentation, and appeal.
•    Support the lease renewal process, including sending renewal notices, meeting with residents, and finalizing renewal documents.

Lifestyle & Resident Engagement:
•    Plan, coordinate, and execute a variety of daily social, cultural, and wellness activities and events (2–5 per day, 7 days a week), including setup, breakdown, and procurement of necessary supplies.
•    Maintain a monthly event calendar, community newsletter, and marketing materials for activities.
•    Create resident profiles to tailor events to community interests; coordinate and manage a resident volunteer program.
•    Photograph events and residents for marketing use across print and digital platforms.
•    Build partnerships with local businesses and organizations to enhance programming, secure sponsorships, and add value to resident experiences.
•    Arrange and manage transportation for off-site excursions (if applicable).
•    Maintain confidentiality and foster positive relationships with all residents.

Move-In Experience & New Resident Support
•    Welcome and assist residents on move-in day, delivering welcome gifts and ensuring a positive transition.
•    Coordinate unit readiness, moving services, furniture measurements, and placement assistance.
•    Prepare and distribute move-in paperwork and resident folders to appropriate personnel.

Marketing & Outreach
•    Organize and maintain marketing materials, sales collateral, and outreach packets.
•    Participate in community networking events, local associations, and outreach initiatives to generate new leads.
•    Leverage internet marketing tools (Facebook, Instagram, Hyly, email, community website) to drive traffic and interest.

Administrative & Reporting
•    Prepare daily and weekly reports on tours, move-ins/move-outs, and available inventory.
•    Assist with budget preparation for activities and manage expenses to budget.
•    Complete corporate reporting requirements in a timely and accurate manner.

The hourly range for this position is $24.00 - $26.00 in addition to an owner approved bonus structure.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In additionto the base salary, this role may be eligible toparticipate in aquarterly orannual bonus program based on individual and company performance.

  • Onsite Property Positions: In additionto the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.

BASIC KNOWLEDGE & QUALIFICATIONS:
•    High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
•    1-3 years minimum of relevant experience in the application and usage of a sales, marketing, internet and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
•    Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions. 

•    Mathematical skills necessary to process sales conversions.

•    Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.

SPECIALIZED SKILLS:
•    Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.

•    Incumbents must have valid driver’s license to drive a golf cart on property.

•    Proficiency in word processing, spreadsheet, property management applications, and database management programs in order to complete required reports and documents. 

•    Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.

•    Ability to adapt to specific markets and professionals to ensure your sales message is received appropriately. 

TRAVEL / PHYSICAL DEMANDS:
•    Team members work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. 
•    Incumbents must be able to physically access all exterior and interior parts of the property and amenities. 
•    Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (25) pounds independently and fifty (50) pounds with assistance and be able to stand for extended periods of time.
•    Routine, local travel may be required to attend business meetings, conduct market research, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
•    Incumbents must be able to work a flexible work schedule, which may include evenings, weekends and/or holidays.
